Welcome to Sapphire (Hill) Village and to SVCOA (Sapphire Village Condominium Owners Association).

Sapphire Village was constructed in 1972-1973 and incorporated on July 17, 1973. The complex consists of 7 residential buildings with 225 units of four different sizes and configurations. It also provides 2 fresh water pools, a restaurant (Sapphire Bar & Grill), 2 rental spaces, and a resident manager’s apartment on a 5.3-acre, fully managed property. We also have convenient access to the Sapphire Beach Resort marina and beach, both within a few minutes walk.

Current support staff of six includes a resident General Manager, a Maintenance Supervisor, an Office Coordinator, and 4 Maintenance Staff. Staff handles all aspects of daily operations, landscaping maintenance, and limited in-house repairs at reduced cost to the owners. Staff handles all aspects of daily operation of the property excluding condo rentals. Presently owners either handle their own rentals or turn their units over to a rental agent to handle for them. The Association Office has absolutely no responsibility for rentals or to renters. That is the sole responsibility of the owners and/or rental agencies employed.

The Association is governed by a 6-member Board of Directors (elected by the ownership) who are responsible for (but not limited to) assessing common expenses, personnel, ensuring adherence to the Association Bylaws, and site Rules and Regulations, overseeing Association finances, and for providing adequate property insurance for the complex.

We produce our own fresh water via a reverse osmosis (R/O) system, supplemented by roof-collected rainwater. The R/O can generate about 19,000 gallons of drinking water daily. The cistern system can hold over 148,000 gallons. We also have, a new 150 KW emergency electricity generator. Our in-house waste treatment system also provides conditioned effluent (gray water) for landscape irrigation.
