IMPROVEMENTS

Sapphire Village is currently undergoing a 7.8 million dollar refurbishment project designed to restore the village back to its original beauty and protect the buildings from deterioration due to water infiltration.

The project will encompass all seven buildings and take approximately five years to complete.

The Board of Directors have selected Driscoll construction as the general contractor.

The work to be done within the scope of this project includes, but is not limited to:

  • Removal of decorative troweled stucco (“scallops”)
  • Demolition of concrete and lath over structural steel
  • Demolition of balcony ceilings with new framing as needed
  • Power washing exterior surfaces (to prepare for Senergy application)
  • Cleaning, priming, and painting all newly exposed steel
  • Repair/replace structural bedroom beams as required
  • Repair/replace structural columnar beams/connections as required
  • Furr structural steel with pressure-treated lumber and sheath with Fiberrock board
  • Remove and reinstall metal flashing on end walls and ocean walls
  • Remove and replace gutters and downspouts on ocean side walls
  • Remove and reinstall railings
  • Cut back 6 inches of tile on balconies for inspection and repair of the steel
  • Remove and replace steel stud arches and sheath with Fiberrock board
  • Repair headers at end wall openings and install bolts around openings
  • Remove balcony lights, extend junction boxes, outlet boxes, reinstall lights
  • Point and plaster irregular sections of walls as needed prior to Senergy application
  • Install 5/8 inch fiber rock on balcony ceilings with Senershield-R base coat, mesh, and direct-applied finish
  • Install Senerflex channeled adhesive design system to walls with control joints
  • Relocate the bedroom air conditioners from their vulnerable positions on the outside wall to the more protected balcony wall
  • Remove and repair concrete walkways applying water proof finish to protect the steel

We have completely replaced all of our 3-story stair sets. Rather than replace in kind with what had existed, we chose to change the steps to a more durable type that will also require little maintenance.
