Association Rules and Regulations

The following Rules and Regulations apply
to all owners and occupants of units at Sapphire Village. These
supplement the Rules and Regulations posted in the units.
Common Area Usage (Defined as those areas outside of the owner’s
unit that are accessed by all and those restricted areas privately
owned but are in view of all such as balconies, decks, doors and
windows).

There shall be no structural changes
to any common area by a unit owner without the written approval
and consent of the Board of Directors. This includes but not
limited to, the building, decking, rails, doors, windows, grounds,
parking lot, fences, landscaping and roadway.

Unit owners shall not hang or place
anything on the outside balcony, stairway, walkways, walls or
roofs of the premises. Balcony, decks may only be adorned with
appropriate deck furniture and plants provided it does not detract
from the premises.

Decks must be maintained free of hazards,
both chemical and physical, that may fall or otherwise injure
or cause damage,

All common areas, including decks and
balconies, must be maintained free of laundry, rubbish, debris
and other unsightly materials.

Each unit shall be used only for residential
purposes (all commercial activity is prohibited). Any nuisance
(loud noise! music, TV or any other source of annoyance to other
residents) is not permitted and any legal costs to abate the
problem will be the responsibility of the unit owner. Quiet
time is from 11:00pm to 8:00am.

Hot Water heaters shall be installed
to the procedures recommended to minimize water damage in the
event of a leak. Check with the General Manager before installation.

No vehicle may be left on the premises
overnight unless registered with the condominium office. Rental
vehicles will be issued a temporary parking permit. Unauthorized
vehicles will be towed at owner’s expense.

Only one vehicle per condominium unit
is permitted. All parking is first come first serve. No double-parking
at any time except for loading and unloading. Parking areas
may not be used for storage, nor shall there be parking of recreational
vehicles, boats, and trailers or off road vehicles.

No Pets of any kind are allowed

A laundry area has been provided for
the use of village residents only. The laundry is open from
7:30am to 10:00 pm. Tokens can be purchased in the office.

Barbecuing is not allowed within any
unit or on the balcony. Concrete pads are provided in the parking
areas for this. The storage of flammable liquids including propane
or gas is strictly prohibited.

Dumpsters are provided for regular household
trash. Items such as furniture, appliances are to be taken by
occupant to the local dump.

Occupancy is restricted to two (2) people
in studios and four (4) people in one bedrooms.

The pipe chase shall remain clear for
maintenance and reading of water meters.
Pool Rules
1. Swim at your our risk. No Lifeguard is on duty.
2. Pool Hours are from 7:00am to 10:00 pm
3. Pool use is limited to owners, renters and a maximum of 4 of
their guests.
4. No balls, floats or large inflatable toys are to be used in
the pools.
5. No glass containers are allowed in the pool or on the deck.
6. Infants in diapers are not allowed in pool.
7. An adult must accompany children under 12.
8. Headphones are required for all audio equipment
9. Use shower faucet at poolside to wash beach sand before entering
pool area.
10. Shower faucet shall not be used for bathing use.
Special Attention to Unit Owners

A unit owner shall grant the right of
access. The association may enter a unit when necessary for
maintenance and pest control. The Association reserves the right
to maintain a passkey.

Copies of the rules and regulations
shall be furnished to each owner.

Owners are responsible for conveying
and enforcing the Association’s Rules and Regulations
with their Property Manager, tenants, renters or guests.

Complaints of any nature shall be made
to the Board of Directors in writing and signed by the complainant.

Monthly Association Fees are set in
the annual budget and are due by the 25th of each month. Over
due balances are subject to a monthly collection fee of 9%.
This also applies to due dates for any special levies or assessments.

The following course of action will
be followed for accounts in arrears.

After 30 days without payment of
common charges and or special assessments, a late notice
will be issued to the unit owner.

After 60 days without payment of
common charges, a lien on the unit will be initiated.

After 120 days without payment of
common charges, foreclosure proceedings will be initiated
-
All costs, legal and otherwise, associated
with enforcement of these Rules and Regulations shall be the full
responsibility of the Unit Owner.
